PROJECT DESCRIPTION

MAT 4Site Engineers Limited. was retained to provide consulting services for the complete building controls replacement at Bishop Marrocco Secondary School, located at 1515 Bloor Street West, Toronto. The school is the largest in the TCDSB portfolio and measures approximately 180,000sq.ft in building area.

The project involved the replacement of the existing controls systems with new web based DDC controls. The existing system was a combination of legacy DDC and pneumatic controls. The intent of this project was to convert all controlled devices (including all pneumatic devices) to DDC. The new system is an open protocol and web-based system that uses BACnet.

The new controls system provides control of:

• Air handling units
• Heating Plant
• Terminal Units
• Perimeter/Unit/Area heaters
• Exhaust Fans
• Swimming Pool heaters and pumps
• Control valves and operable dampers related to the aforementioned equipment

MAT 4Site performed exhaustive on-site reviews of the existing systems to confirm that all control points that had to be included in the project were included.

MAT 4Site also performed a comprehensive commissioning exercise with the controls company. This was a critical step to ensuring that the TCDSB received a properly functioning system at the end of the project.
